How reviews work on RentORNot.net
Every business profile, review and business response is read by a person before it appears. These are the rules that person applies. Last changed October 11, 2026.
Businesses only
RentORNot.net lists landlord businesses: property-management companies, landlord companies (an LLC, corporation or trade name) and apartment communities or their operators. It does not list or review private individuals, including a person who rents out a single home under their own name. A profile that turns out to be a private person is removed.
First-hand, recent, honest
- Write only about your own experience as a tenant or applicant of that business, from the last five years.
- Say what happened and how it affected you. Opinions are welcome; present them as your opinion.
- One review per tenancy. Do not review a business you work for, compete with, or are in a dispute with on someone else's behalf.
Never published
- Personal information: phone numbers, email addresses, ID or account numbers, a person's home address. Phone numbers, email addresses and Social Security-shaped numbers are refused when you send the form.
- Names of individual people, such as a manager, a maintenance worker or another tenant. Write "the manager" or "the maintenance team" instead.
- Accusations of crimes (theft, fraud, assault and the like). If you believe a crime happened, report it to the police or your state attorney general; a review is not the place to decide it.
- Profanity, slurs, threats, harassment, or anything about a person's race, religion, sex, disability, age, national origin or family status.
- Advertising, links, or reviews written for pay or in exchange for anything.
The automatic screen
Before a person reads a review, a filter marks anything that looks like a crime accusation, a street address, an individual's name, profanity, a threat or a link. A mark is not a verdict: the editor reads the whole review and decides.
Ratings
Each review rates four things from 1 to 5: Repairs (how fast and how well repairs got done), Communication (answers calls and messages, gives notice), Fairness (fees, rent increases, deposit returned), Condition (the home was as promised at move-in), and answers one question: would you rent from them again? Business pages show the number of reviews, the share that said Rent and the average of each rating. Nothing is weighted or hidden.
Businesses can answer
A business can post one public response under any review, free. It can ask for a correction or a takedown on the dispute form; a review that breaks this policy is removed. A review that follows it stays up, whether it is positive or negative. No business can pay to remove, hide or reorder a review.
Withdrawing your review
When you send a review you get a private withdraw code. Use it on the withdraw page at any time; the text is erased.
What RentORNot.net does not do
The editor checks reviews against this policy but cannot verify each statement in them. Reviews are the opinions of their writers, not of RentORNot.net or WeldonPC. Nothing here is legal advice; for a problem with a tenancy, your state or local tenant-rights office or a lawyer can help.
